I saw Neighbors at CinemaCon and really liked it; it's hilarious, it's well-structured and Nicholas Stoller directed the shit out of it. This isn't a post-Apatow point and shoot movie, it's a film that's actually directed with cool sequences and smart shots and all that kind of filmism stuff.
One of the huge highlights of the movie is Zac Efron - this is 100% a breakout role for the former teenie star. You're going to walk out of Neighbors with a whole new appreciation of this hard-bodied, sinister little dude. He has chops and he's kind of comedically fearless. Believe it.
